The Act repeals the Tamil Nadu Buildings (Lease and Rent Control) Act 1960. The new legislation aims to regulate the leasing of buildings in accordance with the terms of the rental agreement concluded by masters and tenants, as well as to protect the interests of landowners and tenants in the event of a dispute. All leases are marked in accordance with section 35 of the Indian Stamp State Act 1899. In accordance with the provisions of this law, all rental contracts must be written agreements and must be registered with the rental authority. The registration of the rental agreement with the rental authority is independent of the obligation to register the rental agreement under the Registration Act 1908.
